General Contracting

Single-point accountability for schedule, cost and quality from mobilization to occupancy.

As general contractor, Westland takes full responsibility for delivering the building: trade procurement, site supervision, safety as Prime Contractor, schedule and cost. Our procedures are written down, applied on every project, and visible to the owner through regular reporting.

Our approach

How we deliver it, step by step.

  1. 01

    Controlled startup

Contract, permits, insurance, the site-specific safety plan, the budget baseline and project systems are confirmed before any trade mobilizes. A signed startup checklist closes the gate.

  2. 02

    Baseline and look-ahead scheduling

A critical-path baseline in Microsoft Project, a rolling two-week look-ahead, and weekly trade commitments tracked against actual progress.

  3. 03

    Qualified trade procurement

Trades are prequalified on WorkSafeBC standing, insurance, licensing and safety history. Major scopes receive at least three bids where the market allows, levelled on a common scope before award.

  4. 04

    Daily supervision and records

The superintendent keeps a daily report of manpower, work completed, inspections and delays, with photo documentation of every area before it is concealed.

  5. 05

    Inspection at hold points

Each project runs an Inspection and Test Plan with hold points before concealment. Mock-ups and first installations set the workmanship standard for the trade.

  6. 06

    Planned closeout and warranty

Closeout records are collected as work proceeds, deficiencies are verified closed by our own supervision, and an eleven-month warranty review is held before the first anniversary.
