Construction Management

Open-book delivery where the owner keeps visibility and control of every trade contract.

Under a construction management contract (CCDC 5A), Westland acts as the owner's construction partner. We tender and manage trade contracts on the owner's behalf with full cost transparency, and bring pre-construction insight to design decisions before they are locked in.

Our approach

How we deliver it, step by step.

  1. 01

    Contract briefing

On execution, key dates, notice periods, payment terms, insurance and any unusual supplementary conditions are summarized and briefed to the whole project team.

  2. 02

    Cost-coded budget baseline

The estimate is carried into job cost by cost code and reconciled to the schedule of values. Every later budget change is a recorded adjustment with a reason and an approval.

  3. 03

    Trade tendering for the owner

Tender packages define scope, schedule, site conditions, safety and insurance. Bids are levelled like-for-like, and each award recommendation states price against budget, scope confirmations and risks.

  4. 04

    Monthly cost report and forecast

Budget, committed, incurred, cost to complete and forecast final cost by cost code. Owner contingency is tracked on its own line and drawn only with owner authorization.

  5. 05

    Certified progress claims

Trade claims are checked against work in place before certification. Claimed, quantity-surveyor certified and paid amounts are reconciled line by line, with statutory holdback administered throughout.

  6. 06

    Transparent change log

Every potential change is logged within two business days, priced with backup and flowed down to trades. Contemplated, submitted and approved changes are reported together.
